    Lost Opportunity: The 4-step Process to RE Investing

     First of all, thank you Chris and Adam for organizing this series of Webinars.  I listened to the first one by Russ from the recorded version due to travel and it caught my attention as a paradigm changing (for me) approach.  Ok, I signed for the second one (this one goes for $50).
    To my negative surprise, this one was worthless for me.  The speaker had a set of archaic “bulletized” slides that turn me off because there are no messages behind the bullets, only verbal fluff.  And the topic has been: The Simple 4-Step Process to Start RE Investing Right”.  I did not see any agenda ahead of the webinar  (? In my mind) but I went with it anyway.  And this is a waste of time.  The author could have presented really the case for “Investing in RE Right”, but instead he was talking fluff and fluff, w/o any examples, w/o any imagination capturing visuals, just a radio-talk.  I could have easily turned video off and would have not be missed anything.  Lack of great visuals (with content) is a great disadvantage when given opportunity to be on video – the speaker totally missed it – in other words did not think ahead at all who his audience is, what would be an effective message to convey (right brain function does not mean one lacks imagination, but rather, lets say it, one is lazy).  It’s a fact that great majority of the people memorize better the visuals.
    At least the speaker inspired me to do my own research into the available literature.  I just bought this book (What Every Real Estate Investor Needs to Know About Cash Flow… And 36 Other Key Financial Measures, Updated Edition  –
    https://www.amazon.com/gp/product/1259586189/ref=dbs_a_def_rwt_bibl_vppi_i0) ,and from the content review it discusses exactly what I was looking for (how to evaluate property, how to do investigative analysis, how to do certain calculations, etc).  The comments from the readers confirm my observation.   I did not get any of this today from Robert.
    I have a feeling that if somebody is serious about RE investing, he/she has to do own homework, and books like above will serve the purpose.  Listening to “radio talk” like today may or may not do the job.  For me it didn’t.

    Bringing Along EVERYONE In The Audience

    First off, thanks for caring to provide your feedback. I’m sorry you didn’t get the experience you were looking for.
    Interestingly, when I polled the audience near the end of today’s event, 80% rated it “Great!” and 20% rated it “OK” (no one rated it lower than OK).
    I do want to point out that Russ & Robert have been educating thousands of investors about real estate for decades. They’ve evolved a progression for delivering the material that works best for the greatest number of people — especially newbies.
    Because the audience mix in the webinar includes a lot of folks who have never invested in real estate, Russ & Robert need to make sure they bring everyone along the learning curve together. Had they just dived straight into the math on NOLs/cap rates/debt service ratios/etc at this early point, they would have not only overwhelmed a lot of people, but the key foundational requirements Robert laid out today would have been lost.
    If you don’t do the key advance work such as clarifying your personal RE investment priorities (income vs growth, investment duration, active vs passive management, proximity, etc), pinpointing the market you’re going to invest in (location, investment class, tenant demographics, type of property), and recruiting the right talent for your support team (agent/broker, property manager, attorney, accountant, contractors, developer, title manager, etc) you’re setting yourself up for hardship and tanking your odds of success.
    Making sure that newcomers to RE investing are clear on these key steps at the start is absolutely the responsible thing to do.
    Now, that’s not to say the math isn’t critically important, too. It for sure is.
    In fact, the next webinar in this series, Episode #3 “The Math Behind Return On Investment In Real Estate”, is focused on it. So the left-brained folks like you will get your full share of metrics, ratios, and calculations very soon.
